Welcome to the website of the 2600 Wilshire Project.

Located at Wilshire Boulevard and 26th Street in Santa Monica, the project consists of a four-story mixed use retail/restaurant/grocery market on ground floor with 39 market rate residential rental units, plus one ADU unit on upper floors. The proposed project also includes a 100% affordable residential building. This project will qualify for administrative approval.

The site is zoned MUB (Mixed-Use Boulevard) for the Wilshire Boulevard lots and R2 for 26th Street lot. Using the State Density Bonus Law, the proposed project is a four-story mixed-use building consisting of retail/restaurant/grocery market on ground floor with 39 market rate residential rental units, plus one Accessory Dwelling Unit (ADU) on upper the floors. In addition, four 2-bedroom very low-income affordable units will be built on-site across the alley in a two-story structure on an R2 lot under common ownership with the MUB lots. 100 parking stalls will be provided in two subterranean levels on the MUB land. In addition, 64 residential bike stalls and 8 commercial bike stalls will be provided. A subdivision map encompassing the MUB and R2 land will be used (not for condominium purposes) to merge the MUB lots and create air space subdivisions, distinguishing between commercial and residential uses. The commercial floor area will be no more than 25% of the residential floor area. The project exceeds the City’s open space requirements.
